Quatuor building: delivery of an iconic and virtuous project in the heart of Brussels

Befimmo, the project owner, and BESIX, the contractor in charge of its construction, are pleased to announce the delivery of the Quatuor building.

Located in the Quartier Nord, one of the main business centres of Brussels, the development comprises four buildings linked to each other by a vast interior garden, open to the public and designed as an oasis of greenery and calm. Offering 60,000 m² of working environments, the project has been designed to be passive and to comply with the highest standards of innovation and environmental performance.

Designed by Jaspers-Eyers, the architecture consists of an elegant, rounded ensemble of four buildings with a similar look but different heights, ranging from 5 to 18 floors. In addition to its office space and central garden, Quatuor offers its occupants coworking spaces managed by Silversquare. This one, called 'Siversquare Kanal' and offering a surface area of 7,000 m², was designed by the rising star Lous and the Yakuza, in collaboration with the teams of Befimmo and Silversquare. Rooftop terraces, bars and restaurants, a gym and a cultural centre are also available.

The building produces 30% of its energy on site. The buildings comply with the passive house standard and are equipped with solar panels, rainwater recycling systems, high-end thermal insulation and geothermal heating and cooling systems. During construction, priority was given to the use of high-performance materials from Europe, which has contributed to effectively reducing its environmental footprint.

Quatuor is easily accessible by public transport. Located near a major Brussels train station and metro, tram and bus stations, the project includes parking for 300 bicycles and 314 cars, a third of which is equipped to accommodate electric vehicles.

A BREEAM "Outstanding" certification was obtained during the design phase for each of the four buildings. This first-class certification takes into account the entire life cycle of the buildings, from their construction to their daily use, with particular attention paid to the quality of life offered to its tenants.

Equipped with an application for a better user experience, Quatuor also offers its tenants advanced technologies that make it a smart building.

Quatuor has already been pre-let to prestigious tenants such as Beobank, Touring and Buy Way Personal Finance. Beobank will soon move into the building, followed by Touring and Buy Way in the course of 2022. Letters of intent for 7,500 m² have already been signed. Befimmo is convinced that Quatuor will help its future tenants to successfully achieve their future objectives and ambitions.
